Rules worth knowing

  • Describe the home, never who should live in it. US fair housing rules bar ads whose words or photos show a preference by race, color, religion, sex, disability, family status or national origin.
  • Say when a photo is virtually staged or edited beyond light and color. Misleading listing photos break realtors’ ethics rules, and California requires a note on altered ones.
  • Post a “just sold” only for a sale you worked on as the listing or buyer’s agent, and ask the sellers before you show their home, the price or their photo.
  • In Spain, every ad to sell or rent a home must include its energy rating, websites and property portals included.
  • In Mexico, home ads must be truthful, give the price in pesos, and show your name, address, phone and email.

Questions

How often should a real estate agent post on social media?

The typical real estate account posts 5.5 times a week on Instagram and 2.4 times on TikTok, more than other small businesses. Three to five posts a week built from your listings and your area is a rhythm you can keep.

What should real estate agents post on social media?

New listings, open houses, homes you sold (with the sellers’ OK), your neighborhoods, and plain tips for buyers and sellers. The post ideas page has examples you can open in SocialRobot.

Is there a free real estate social media calendar?

Yes. The calendar page lists the dates that matter for agents over the next 12 months, with a post idea and a day to post for each, as a CSV you can open in Google Sheets.

What can’t I say in a real estate post?

Anything that suggests who should live there. “Perfect for a young family” or photos that picture one kind of buyer can break fair housing rules. Describe the rooms, the size, the street and the price, and say when a photo is virtually staged.

Should I hire someone to run my real estate social media?

Hire someone if you need listing photos and video shot, every message answered or ads run. If you have the listings and the photos and need the posts planned and published, SocialRobot does that for a fraction of a retainer.

Does SocialRobot write the posts for me?

Robot suggests posts from your listings, photos and the way you write, and you decide what goes out. Robot comes with Starter ($19 a month) and Pro ($29). The Free plan schedules posts you write yourself.
